Deposits & Payments:

A credit or debit card deposit of 30% is required to guarantee reservations. The remaining balance is due on the day of check-in and will be charged automatically to the card on file unless other payment arrangements have been made.

Stays of 3 nights or less will be collected in full at the time of booking.

Arrival & Departure Times

Check in time is 3 PM.

Check out time is 11 AM on your departure date.

Any check outs after 11 am may be charged a minimum of $25.00 and up to an extra room night.


There is space for only one car per room in our immediate parking area due to our location in a secluded neighborhood.

 There is public parking available at the bottom of the hill for extra vehicles (approx. 400ft away).


You must cancel your reservation 48 hours before your actual check-in date or there will be a minimum fee of one night's stay.

Holidays, summer, or reservations for 5 or more consecutive nights must be canceled at least seven days before actual check-in to avoid a two-night cancellation fee.

We love pets, but they add a little burden to our housekeeping. Each room has a pet kit and we hope you use it. Note that there are two pets allowed in each room. 

All pets are an additional $15 charge per night, per pet.  

Pets cannot be left unattended. 

Open Flames

There will be no open flames except in wood burning fireplaces. Candles are not allowed anywhere inside the Overlook. There will be no BBQ on decks and patios. BBQ may be done in the area between the white picket fence and parking lot. Do not block right-of-way to beach stairs. BBQ cannot be left unattended.  


All guest rooms, decks and patios are 100% non-smoking and non-vaping. A $250.00 cleaning fee will be charged to any guest who violates the smoking policy.


Children 6 years and younger stay for free. All other children are counted as additional guests. Our rates are based on two person occupancy. Additional guests are $10 per person, per night. 

Quiet Hours

We ask that there be no loud music, or boisterous conversations between 8 pm and 8 am. Disturbing other guests is not allowed.

Property Damage

You will be responsible for any damage to the property caused by you or your party during your stay.

Staff Access

Your safety and privacy is of utmost importance to us.

Note however, that there may be urgent occasions when our staff may need access your

room during your absence for maintenance and operational needs.

We will make every attempt to notify you prior to entry.

Our staff is generally on duty from 10:30 AM until 6 PM.
